Job Description

🏗️ Position Overview

The Superintendent is responsible for overseeing the day-to-day, on-site operations of ground-up construction projects. This role ensures projects are executed safely, on schedule, and to the highest quality standards. The Superintendent manages short-term scheduling, quality control, and subcontractor coordination, while proactively communicating with the Project Manager on any conditions that may impact the project schedule or budget. This position requires strong leadership, attention to detail, and the ability to manage multiple workstreams in a fast-paced environment.

📋 Key Responsibilities

  • Prepare, maintain, and submit daily reports, safety documentation, and inspection reports.
  • Review construction plans to verify accuracy of measurements for floors, walls, ceilings, and other building components; identify discrepancies and coordinate corrective actions with the Estimating team or Project Manager.
  • Schedule and coordinate subcontractors and work crews in alignment with project timelines and milestones.
  • Plan and manage material deliveries, routing, and storage while implementing measures to prevent job-site theft and ensuring efficient building access and elevator usage.
  • Co-chair weekly project team meetings to review progress, identify schedule or budget risks, and assign action items with clear accountability.
  • Enforce all safety policies, procedures, and regulatory requirements; proactively address labor disputes or personnel issues, escalating unresolved matters to the Project Manager as needed.
  • Foster strong working relationships with clients, architects, engineers, subcontractors, and internal project stakeholders.

🎓 Qualifications & Requirements

  • Valid New York City DOB Construction Superintendent License.
  • NYC Local Law 196 SST Supervisor Card (62 Hours).
  • Bachelor’s degree in Construction Science or a related field preferred, or equivalent hands-on experience.
  • Minimum of 7 years of field experience on ground-up construction projects.
  • Prior supervisory experience as a General Foreman, Field Engineer, or Assistant Superintendent.
  • Proficiency with Microsoft Office (Excel, Word, PowerPoint) and construction management software such as Procore and Microsoft Project.
  • Strong communication, organizational, and leadership skills with the ability to collaborate effectively across project teams.
