Job Overview :

The Make Ready Specialist is responsible for preparing vacant apartments to meet market-ready conditions. This role involves performing various non-technical maintenance tasks, such as painting, drywall repair, caulking, and ensuring apartments are move-in ready. The Make Ready Specialist also supports the overall appearance and maintenance of the property.

Key Responsibilities:

Maintenance Operations :

  • Prepare vacant apartments for market-ready conditions in compliance with Steward + Helm's standards.
  • Perform non-technical maintenance tasks including exterior lighting maintenance, ground equipment repair, preventative maintenance, caulking, touch-up painting, pool maintenance, and lock repairs.
  • Maintain and clean grounds to ensure the property presentation aligns with company standards.
  • Respond promptly to resident requests and escalate issues to the supervisor as needed.
  • Follow company procedures regarding the use of tools and equipment.
  • Complete all required logs, paperwork, and checklists related to inventory tracking and hazardous chemicals.
  • Adhere to safety regulations and maintain a safe work environment.
  • Maintain property curb appeal by regularly picking up grounds and ensuring clean, well-kept exteriors.

Physical Demands and Work Environment:

  • Physical Demands: While performing duties, the employee is required to stand, walk, sit, use tools or controls, reach with hands and arms, and communicate effectively. Occasionally, the employee must lift/move up to 25 pounds. Vision requirements include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
  • Work Environment: Noise levels are generally moderate. Reasonable accommodations may be made to enable individuals with disabilities to perform essential job functions.
Requirements:

Qualifications:

  • High School Diploma or GED required.
  • Minimum of 1-2 years of experience in maintenance or a related field.
  • Ability to work a flexible schedule, including weekends, special events, and on-call shifts.

Competencies:

  • Ability to work independently with minimal supervision.
  • Strong time management skills and ability to prioritize tasks effectively.
  • Regular attendance, punctuality, and dependability.
  • Attention to quality, accuracy, and completeness of assigned duties.
  • Follows established procedures and best practices for ensuring safety on the job and promoting safety within the work environment.
